Effective August 21, 2026. These terms apply when you use GradeYourListing or buy a report from us.
Who you’re dealing with
GradeYourListing is operated by GradeYourListing, a sole proprietorship, reachable at support@gradeyourlisting.com. We are not affiliated with, endorsed by, or connected to Airbnb or any other booking platform. Airbnb is a trademark of its owner and is used here only to describe what we analyze.
What we sell
You give us the web address of a public short-term-rental listing. We read that public page, grade it against six categories, and produce a written report describing what we found and what we suggest changing. The full report is a one-time $89 purchase. It is delivered on this website immediately after payment. There is no subscription and no recurring charge.
The free version shows your letter grade and names your top issues. The paid version adds the specific fixes, the paste-ready rewrites, and the photo plan.
What we do not promise
This is the important part, so it’s in plain words: we do not guarantee more bookings, higher revenue, better search placement, or any other outcome.
Where the report shows a dollar figure — including any “estimated upside” — that is a modeled estimate, not a prediction, a projection, or a promise. It is our reasoning about what a merchandising gap may be worth, based on the listing data we could see. Real results depend on your property, your market, your pricing, your calendar, your reviews, the season, and platform behavior we neither control nor can observe. Many of these matter more than your listing page does.
Our grading reflects our own judgment and published platform guidance as we understand it. Booking platforms do not publish their ranking algorithms and change them without notice. A grade is an informed opinion, not a certified measurement.
Your responsibilities
You are responsible for what you publish. Before applying anything we suggest, check that it is true of your property. We write from a public listing page and its photographs; we have never been to your property. If we suggest mentioning a feature and that feature doesn’t exist, or no longer does, publishing it anyway is inaccurate and is your responsibility, not ours.
You also agree that you:
- have the right to request analysis of the listing you submit — either you control it, or you have permission
- will not use the service to scrape, bulk-harvest, or resell reports on listings you have no relationship with
- will not attempt to disrupt the service, evade its usage limits, or reverse-engineer it
Your report
The report we produce for you is yours to use on your own listing — paste the copy, follow the photo plan, keep it, print it. What you may not do is resell it, republish it publicly as your own analysis product, or use it to build a competing grading service.
The rubric, the methodology, the report design and the software remain ours.
Refunds
We offer a full money-back guarantee. The details are on the Refund Policy page, and they are short.
Availability
We do our best to keep the service running, but we don’t promise uninterrupted availability. Grading depends on a listing page being publicly reachable at the moment we look; if a platform blocks access, or the listing is private, paused, or removed, we may not be able to produce a report. If we take your money and genuinely cannot deliver, we refund you.
Limitation of liability
To the fullest extent the law allows, our total liability to you for any claim connected to GradeYourListing is limited to the amount you actually paid us in the twelve months before the claim. We are not liable for lost bookings, lost revenue, lost profits, or other indirect or consequential losses.
The service is provided “as is,” without warranties of any kind, express or implied, to the extent the law permits.
Some jurisdictions do not allow certain limitations. Where that’s true, these limits apply only as far as the law allows, and nothing here removes rights you have that cannot be waived.
Changes
We may update these terms. If we change something that materially affects buyers, we’ll change the effective date at the top. The terms in force when you bought are the ones that govern your purchase.
Governing law
These terms are governed by the laws of the State of Arkansas, United States, without regard to conflict-of-laws rules.
